My wife, Anne-Marie is a professional stager and interior designer. We’ll review a home with our handyman, with the objective to put as little effort and money into each home to make it appeal to the largest group of viewers at the lowest investment to the seller.
Paint, new lighting and cabinet hardware can work wonders to a home that needs a little TLC.
Here’s a real life example; a wonderful home in the Oak Hills neighborhood sat all summer in 2017 with another broker — when the average home was selling in near-record time. The photography was dull and the place just looked “tired”. But after nearly five months with no interest, I took over the home.
For less than a $1000, we had a few rooms and cabinets painted, staged it and took new and vibrant photography. It sold for the same price the other agent had listed for and I had MULTIPLE offers the first weekend on the market.
The sellers were thrilled. But enough of my blathering…they say a picture tells a 1000 words. So, see for yourself…
Here’s another home that sat for 4 months in the very hot real estate market a couple summers ago. It sat with no offers.
